Building a resort in the Caribbean or another hurricane-prone island market brings challenges that go well beyond the building itself.
Materials may need to travel long distances. Skilled labour can be limited. Ports and staging areas may have tight capacity. Weather can interrupt site work, shipping and cranage. And in hospitality, the opening date may be tied directly to a tourism season.
That changes the construction-method decision.
The question is not simply which structural system works? It is which delivery strategy gives the project the best chance of being built, completed and opened as planned?
For many resorts, the answer may be a combination of systems rather than one method used everywhere.
Island construction leaves less room for disruption.
Specialist crews may need to be flown in and accommodated. Materials can pass through several shipping, customs and handling stages before they reach the site. A delayed vessel, congested port or missed delivery can affect work that follows.
Weather adds another layer.
Heavy rain, tropical storms and high winds can stop outdoor work, delay marine transport and restrict crane operations. If the programme is already tight, even a short interruption can affect the planned opening.
That is why schedule should be considered when choosing the construction method, not after it has been selected.
Volumetric construction can move suitable work away from the island and into a controlled factory environment, reducing the amount of construction that depends entirely on local site conditions.
A resort does not need the same type of space everywhere.
Lobbies, restaurants, ballrooms and other public areas often need large, open layouts. Guestrooms and suites, on the other hand, usually contain much more repetition.
A hybrid strategy allows each part of the resort to use the delivery method that suits it best.
Concrete or structural steel can form podiums and open public spaces, while repeatable guestrooms and suites can be delivered as steel-framed volumetric modules.
The point is not to make the whole resort modular.
It is to use volumetric construction where repetition and factory completion create a clear delivery advantage, while keeping conventional construction where greater flexibility is needed.

For a hurricane-prone resort, structural resilience has to be considered as part of the complete building system.
The module frames, bracing, connections and supporting structure all need to work together to manage the forces placed on the building during extreme weather.

Salt spray, humidity and persistent moisture can accelerate corrosion if the building is not properly designed and protected. Coating systems, galvanized components where appropriate, drainage and careful detailing all form part of the durability strategy.
These are not details to solve after the construction method has been selected. They need to be built into the design from the start.
Factory price alone does not tell you which construction method offers better value.
For an island resort, the comparison should also consider what it takes to complete the building on site.
That can include local labour, worker accommodation, marine transport and handling, customs, temporary works, waste removal, financing exposure and the financial effect of a delayed opening.
Moving more completed work into the factory changes that equation.
It can reduce the number of trades, materials and activities that need to be coordinated on the island. The value is therefore not simply the price of a module. It is the effect the delivery strategy has on the project as a whole.
There is no single construction method that is automatically right for every hurricane-prone resort.
The right choice depends on the building design, the amount of repetition, local labour capacity, logistics, weather exposure, programme requirements and the route to site.
For many remote resorts, a hybrid strategy creates a practical balance: conventional construction where the design needs flexibility, and volumetric steel construction where repeatable work can be completed more efficiently before it reaches the island.
The important decision is not “modular or conventional?”
It is where should each method be used to give the project the strongest overall delivery plan?
That decision is best made early, while the design, scope and logistics can still be adjusted.
